Prior to 2002, only UAE nationals could purchase freehold properties. In 2002 Marina project announced and for the first time, Non-UAE nationals could purchase properties in Dubai on freehold basis. Since that time many new projects have been announced with development currently taking place in a variety of locations throughout Dubai. Many of these developments are selling out within days of first release with demand far exceeding supply.
Reasons for this include:

Capital growth is likely to average in excess of 20% per annum (reaching on exclusive properties on the Palm 50% per annum).

Dubai property prices are comparatively lower than properties in the UK and other popular European property locations.

The initial deposit required when buying off-plan is typically between 10-15% of purchase price. There is no stamp duty payable when buying freehold property in Dubai. The Dubai property market is fairly new and has a huge potential for growth. The Western currency is currently very strong against UAE Dirham, therefore the value for money in Dubai  Real estate compared to many other global property prices are very advantageous;

Rental income from Dubai property is currently yielding around 15-20% with similar appreciation

Many of the beach hotels and specialized beach clubs offer facilities for water sports and lessons or use your own equipment on one of the many stretches of public beaches. For a different type of skiing, try sand-skiing in the desert using a snowboard. Also try go-carting, ice-skating, archery, target shooting, bowling, tennis, off-road driving.

Dubai has earned an international reputation as a Shopping Paradise for the excellent quality and variety of its shopping, whether in the traditional souks or the ultra-modern, air-conditioned shopping malls. Bargain hunters head for the souks, where haggling is a tradition. A labyrinth of narrow winding alleys on the Deira side of the Creek, houses the spice and gold souk. Walk along the gold souk and be dazzled by the glittering displays in each shop window. Choose from gold necklaces, earrings, bracelets, etc. and even design your very own. Bargaining with the shopkeepers is expected.

Dubai offers limitless sports and sports facilities, you can play, or enjoy as a spectator. From among several Golf courses around the Emirates you can select your own Golf course to play. Dubai prides itself on having championship courses and annually hosts the Dubai Desert Classic, which recently attracted Tiger Woods as one of the main players. The three main courses are; Emirates Golf Club on the edge of the city which boasts two 18-hole courses, complete with water hazards and daunting bunkers. Dubai Creek Golf Yacht Club another championship course is close to the centre of the city. Again, this features water hazards and cunning dog-legs. It also has a 9-hole par-three floodlit course. Nad Al Sheba Club, only 10 minutes from the city centre, is the Middle East's only floodlit 18-hole course. For views over the Gulf, Jebel Ali Hotel and Golf Resort has a 9-hole course.
